AppFolio is more than a company. We’re a community of dreamers, big thinkers, problem solvers, active listeners, and multipliers. At every opportunity, we set the pace while delivering innovation built to carry real estate into the future. One in which every experience feels effortless, yet meaningful. Where customers are empowered to take on any opportunity. We show up as one team, connected by our values to be a force for good. Because together, we have the power to create extraordinary outcomes for our customers, our communities, and ourselves. Realm-X is AppFolio's AI-native platform powering this transformation. It enables a new generation of intelligent capabilities across our products, including Realm-X Assistant (copilot), Flows (AI Agentic workflows) and Performers (autonomous AI Agents). Realm-X serves as both a foundation for internal teams to build and scale AI-powered products , and a core layer delivering intelligent, high-impact experiences directly to our customers . At its core, Realm-X is built on a structured domain ontology and a set of shared business primitives —such as transactions, actions, reports, metrics, and skills—that enable AI systems to deeply understand and operate across the full context of property management workflows. This foundation allows us to build context-aware, action-oriented AI systems that go beyond simple assistance to power real automation and decision-making. Who We Are Looking For We're seeking a Principal Machine Learning Engineer to help define and lead the next generation of AI systems within Realm-X, and to drive AppFolio's long-term autonomous Real Estate Performance Management (RPM) platform — autonomous AI agents that can deliver property management performance. This is a company-impact role . You will own mission-critical AI capabilities, shape long-term technical strategy, and act as a technical visionary and advisor across teams and leadership. You'll operate at the intersection of traditional machine learning, deep learning, and generative AI , building systems that go beyond AI assistance into execution, automation, and optimization . This role is for someone who doesn't just build systems — but redefines how they should be built . Your Impact Architect & Lead: Help define the technical vision and architecture for AI systems across Realm-X in partnership with senior leadership. Scale Intelligent AI Agents: Design and deploy advanced AI Agentic systems that combine reasoning, planning, and execution, including multi-agent orchestration across specialist agents (e.g., maintenance, leasing, accounting, collections). Improve the Foundation: Establish platform primitives and abstractions to enable context-aware, action-oriented AI that goes beyond simple assistance to true automation. Improve the standards for end-to-end ML systems: data collection, model training, evaluation, deployment, and inference infrastructure. Production Excellence: Architect and build scalable, multi-modal, and real-time AI applications, ensuring high-quality deployment standards. ML for Autonomous Property Management: Drive AppFolio's transition toward autonomous property management operations. Use existing LLMs today and instrument the proprietary data collection now that will let us selectively train, fine-tune, and RL-optimize open source LLM and SLM for the RPM domain — optimizing performance, latency, and cost. Reinforcement Learning for Agent Policies: Build the data and feedback loops needed to enable Reinforcement Learning over agent action policies in the partially observable, high-stakes property management environment. Qualifications Systems thinker: You think in terms of systems, platforms, and long-term leverage, not just features. Production builder: You've built and scaled ML/AI systems in production with meaningful business impact. Ambiguity: You operate effectively in high ambiguity, turning unclear problems into a clear direction. Influence: You've led or influenced large, cross-team technical initiatives. Originality: You introduce new ideas, architectures, or paradigms — not just implement existing ones. Owner-operator: You bring a founder / owner-operator mindset: you take ownership, act with urgency, and focus on outcomes. Pace: You have a strong desire to move fast and deliver impact, while maintaining sound engineering judgment. Collaboration: You are humble, collaborative, and low-ego, and you elevate those around you. Sustainability: You value work-life balance as a foundation for sustained high performance. Vertical conviction: You bring genuine interest in winning a specific industry vertical (real estate) rather than chasing horizontal AI hype. Must Have Master's or Ph.D. in Computer Science, Machine Learning, or a related field (required). 10+ years of experience building software systems, with significant focus on ML/AI (or equivalent impact). Combined academic and industry track record: Published research and shipped production systems. Deep ML expertise: Traditional Machine Learning, Deep Learning, and Generative AI / LLMs (prompting, fine-tuning, RAG, agents, tool and skills use). LLM post-training: Direct, hands-on experience with LLM post-training — SFT, RLHF, DPO, and/or RL — at non-trivial scale. Full ML lifecycle: Strong understanding of data extraction, model training, evaluation, deployment, and integration into production software. Core stack: Expert in Python, PyTorch, NumPy, AWS, Docker, SQL, embeddings, and RAG. Agent tooling: Experience with LangChain, LangGraph, and LLM observability tools (LangSmith). Production ML at scale: Experience designing and operating production-grade ML systems at scale. Ontology & knowledge graphs: Applied experience with ontology-driven systems, knowledge graphs, or semantic layers used to model business domains for AI systems. AI-native engineering: Proficiency with AI coding tools and workflows (e.g., Copilot, ChatGPT, code generation tools). Nice to Have Reinforcement Learning depth: Deep RL expertise applied to sequential decision-making under partial observability. Experience designing evaluation and benchmarking systems for AI. Background in distributed systems and real-time architectures. Experience building platforms used by multiple engineering teams. Contributions to industry thought leadership (publications, talks, open source, etc.). Location Find out more about our locations by visiting our site . All late-stage candidates complete an in-person meeting with an AppFolian as part of our hiring process. Sr. Software Engineer - Resident Onboarding

Moving is one of the most stressful events in a person's life. Between signing a lease and settling in, a new resident has to set up utilities, secure renters insurance, and coordinate with a property team that is juggling dozens of other move-ins. Most of that work is still manual, fragmented across vendors, and easy to get wrong. We are hiring a Senior Software Engineer to join the Resident Onboarding team and become a technical domain expert in making that transition effortless. This is a domain that gets complicated quickly. Utility providers vary by address and change without notice. Insurance requirements differ by property and jurisdiction. Partner systems are unreliable, data arrives incomplete, and every gap surfaces as a phone call to a property manager on move-in day. We combine automated research, partner integrations, and careful data modeling to close those gaps before the resident ever notices them. Our systems serve every new resident on AppFolio's Real Estate Performance Management platform. This is an ideal opportunity for an engineer who thinks in systems, cares about the shape of a codebase years from now, and wants to set technical direction on a small, empowered team. You will be the engineer others look to when a design decision is hard. Your impact Build a deep understanding of the resident onboarding domain, enabling you and your team to truly own it end to end Design and evolve the service architecture for onboarding, including partner integrations, data pipelines, and the interfaces other AppFolio teams build against Lead design reviews, author technical proposals, and drive decisions to closure with clear trade-off analysis Develop scalable, robust, and simple solutions to complex business problems, refactoring or starting fresh when it makes sense Define observability and alerting standards for the team's services so that every alert is actionable and every incident has a clear owner Mentor and guide other engineers through in-depth code review, pairing, and healthy technical debate Work in a truly agile fashion to turn a large, unruly problem into thinly sliced deliverables and execute quickly against them Prioritize quality. Thoughtful test coverage is a given and any escalations from external stakeholders like our onboarding or customer care teams are handled and resolved swiftly. Exceptions should be exceptional. Qualifications You know you are the right fit if you: Have deep command of software architecture and design patterns, and can explain when a pattern applies and when it does not Can reason through a system design in real time, defend it under scrutiny, and change position when presented with a better argument Have integrated with third-party services and built resilient pipelines around unreliable external data Write designs clearly enough that engineers outside your team can build against them Care about the long-term maintainability of the codebase and advocate for refactoring and code cleanliness Use modern tools, including AI-assisted development, while remaining the accountable author of every design decision you ship You don’t need Claude. Claude needs you. Must have 5+ years of professional experience building and operating production web services Demonstrated ownership of the architecture of a multi-service system, from design through production support Production experience with Ruby on Rails, Go, or a comparable web stack, with willingness to work in both Crisp communication skills: you know how to be heard and better-yet… listen Track record of leading technical design across a team and influencing engineers who do not report to you Nice to have Experience with our stack: Ruby on Rails, Go, React, MySQL, AWS, service-oriented architecture Experience integrating with utility, insurance, or other consumer-service providers Experience with production observability tooling and on-call practices Hatred for JIRA but willing to keep it to yourself Location Find out more about our locations by visiting our site . All late-stage candidates complete an in-person meeting with an AppFolian as part of our hiring process. Compensation & Benefits The base salary that we reasonably expect to pay for this role is 138,400 - $190,300 The actual base salary for this role will be determined by a variety of factors, including but not limited to the candidate's skills, education, experience, etc. Please note that base pay is one important aspect of a compelling Total Rewards package. Where customers are empowered to take on any opportunity. We show up as one team, connected by our values to be a force for good. Because together, we have the power to create extraordinary outcomes for our customers, our communities, and ourselves. Who we are looking for: Are you passionate about expanding housing opportunities? Do you want to play your part in addressing the affordable housing crisis in the US? We are hiring a Full Stack Senior Software Engineer to join an exceptional team and become a technical domain expert in our Affordable Housing space. Our team aims to make applying for, living in, and managing affordable housing units feel effortless and simple. Affordable Housing is an enormously complex domain - requiring complex data gathering and recurring submission of that data for certification and compliance—all within a diverse and ever-shifting regulatory environment. Things get very complicated very fast and property managers can struggle to keep up. With this team’s focus, innovation, and attention to detail, we see a future where it doesn’t have to be this way. This is an ideal opportunity for someone who has a passion for building leading-edge software and is driven to help build a successful SaaS product used by thousands of happy businesses. We foster an environment that empowers small teams to set the technical direction of our solutions collaboratively. Responsibilities : Build a deep understanding of our existing Affordable Housing segment, enabling you and your team to truly own the domain. Develop scalable, robust, and simple web-based solutions to solve complex business problems - this will involve some combination of leveraging our existing technology, refactoring, integrating with partners, or starting from scratch when it makes sense. Help mentor and guide other software engineers. Implement new features and optimize existing ones to drive maximum performance. Work closely with and incorporate feedback from other engineering team members, QA, product owners, and designers. Enthusiastically participate in a high-performing, empowered team with high levels of mutual trust and respect. Along with the team, you will take ownership of your problem space, reflecting on and growing from our failures and celebrating our successes. Work in a truly agile fashion to turn a massive, unruly problem into thinly sliced deliverables and execute quickly against them while limiting work in progress. Research, share, and recommend new technologies and trends. Hold a high bar of engineering excellence and always look for ways to raise it. Adopt our engineering best practices, provide and receive in-depth code reviews, and participate in healthy debate as a team.
